Our services

We offer three main categories of services: Facility Management, Property Management, and Facility Consulting. Facility Management includes the technical and infrastructural management of the daily operations of a facility.

Property management encompasses financial, administrative, and commercial management of real estate. Facility Consulting provides strategic advice throughout the entire lifecycle of real estate. Our system helps clients reduce costs and increase the value of their assets.

 

 

 

 

The quality of subcontractor work directly affects the functionality, safety, and image of every property. Therefore, monitoring subcontractors at First Facility is not just operational control – it is a structured and systematic process through which we ensure consistent service quality, compliance with contracts, and maximum value for the owner.

Our approach involves detailed planning, active supervision, and transparent communication, with the aim of ensuring that all work and services are carried out professionally, on time, and in accordance with the agreed standards.

How do we manage subcontractors on behalf of the owner

  • Selection and contracting of subcontractors: We only begin collaboration with verified contractors, based on references, technical capacities, and compliance with legal standards. We create and negotiate contracts that clearly outline obligations, deadlines, standards, and legal guarantees.
  • Planning and coordination of activities: We ensure subcontractor activities are in line with the facility's technical, safety, and commercial requirements, while coordinating work schedules to minimize disruptions to daily operations and tenants.
  • Quality and performance control: We regularly monitor the execution of all fieldwork, from technical maintenance and cleaning to security systems and fit-out work. We use internal checklists, photo documentation, and real-time performance tracking tools.
  • Management of contractual obligations and SLA standards: We monitor the fulfillment of all contractual and SLA (Service Level Agreement) obligations. In the event of a deviation, we initiate corrective measures, request re-executions, and apply contractual penalties if necessary.
  • Safety and legal compliance: We ensure that all subcontractors abide by legislation pertaining to occupational safety, environmental preservation, and technical standards. We regularly check for legal compliance and monitor the accuracy of their documents and training.
  • Reporting and evaluation: Regular updates on subcontractor performance, cost analyses, and suggestions for possible modifications are given to the owner.  We carry out an assessment at the conclusion of every contractual cycle in order to keep only the best partners.
