Technical Maintenance Arena

Arena is a large multifunctional complex in Novi Beograd used for sports, cultural, entertainment, and other events. First Facility provides technical maintenance for properties of this complexity, including electrical installations, HVAC systems, water supply, drainage, lifts, and other technical infrastructure.

High visitor numbers, different types of events, and intensive use of the facilities require precise maintenance planning and prompt response when intervention is needed. Services are organized according to the technical characteristics of the property, activity schedules, and user requirements, with regular inspections, preventive servicing, repairs, and emergency interventions.

Areas We Cover in Arena

Technical maintenance is available throughout the Arena complex and at surrounding business locations in Block 25, as well as along Bulevar Arsenija Carnojevica, Bulevar Zorana Djindjica, Spanskih Boraca, and Antifasisticke Borbe. We cover sports and public facilities, business premises, commercial properties, and other facilities requiring continuous technical support.

Services also extend across the wider Novi Beograd area, including Block 23, Block 24, Block 25, Block 26, Sava Center, and business areas towards Usce and Belgrade Waterfront. Maintenance is tailored to the purpose, size, technical equipment, and operating requirements of each property.

Our presence in 9 European countries is combined with a local team of certified engineers, technicians, and managers who understand the requirements of business, commercial, and industrial properties in the Serbian market.

We use our experience to organise maintenance throughout the entire life cycle of technical systems. Our goal is not only to resolve existing faults, but also to identify servicing needs in a timely manner, plan necessary works, and maintain equipment in a condition that enables reliable facility operation while keeping operating costs under control.

Our Services

Technical maintenance covers a complete system for managing and maintaining a facility's infrastructure. Depending on the specific requirements of the property, our services include:

• Electrical Installations – regular inspections, maintenance, repairs, and interventions involving the facility's electrical systems and installations.

• HVAC Systems – maintenance of heating, ventilation, and air-conditioning systems, including regular inspections and equipment servicing.

• Plumbing and Sewage Systems – preventive inspections, installation, maintenance, and interventions involving plumbing and sewage systems.

• Elevators and Vertical Transportation – organisation of regular servicing, inspections, and necessary interventions on elevator systems.

• Preventive Maintenance – planning inspections and servicing activities to identify potential problems before they result in major breakdowns or operational downtime.

• Emergency Interventions – rapid response organisation in situations where a fault requires immediate technical intervention.

In addition to technical maintenance, First Facility also provides Facility Management, Property Management, and Facility Consulting, enabling clients to manage their different property-related needs through one reliable partner.

Why First Facility?

Technical maintenance requires a skilled team, effective organisation, and in-depth knowledge of the systems that keep a property functional. First Facility combines international experience with local technical expertise to ensure that maintenance is planned according to the actual needs of each facility rather than following a one-size-fits-all approach.

We place particular emphasis on preventive maintenance, as timely inspections and servicing can reduce the risk of major breakdowns and help control operating costs. For each facility, we assess its current condition, technical systems, and intensity of use, and then organise maintenance according to its specific characteristics.

Our approach includes clear service organisation, qualified personnel, and coordination of all necessary works. With highly competitive prices and a 100% guarantee on completed works and installed components, we provide our clients with additional security and long-term support in maintaining their properties.
